Real Estate PPC Services Pricing for Agents

· Converto

Short answer: real estate PPC services usually charge 10 to 30 percent of ad spend or a flat retainer of about $499 to $3,500 a month, and ad spend is on top. One published agent rate card, from Sierra Interactive, is 10 percent of spend on a 12-month term, 15 percent on 6 months and 20 percent month to month, with a $50 monthly minimum and no setup fee. With agent search ads converting at about 1.3 percent in the latest US benchmarks, the page those clicks land on decides more of your cost per lead than the fee does.

Fee figures come from what real estate PPC providers publish about their own pricing: Sierra Interactive’s Google Ads onboarding page and Property Manager Websites’ Google Ads page (both read October 7, 2026), and Redefine Web’s real estate PPC cost guide (Tim Fux, April 5, 2026). Click and lead costs come from LocalIQ’s 2026 real estate search advertising benchmarks, built from 894 US campaigns run between April 2025 and March 2026. Targeting rules come from Google’s own advertising policy help pages. No neutral body audits agency fees, so read every fee here as an asking price, not a measured average.

Real estate PPC services pricing at a glance

Almost every real estate PPC proposal is built on one of three models. Know which one you are being sold before you compare numbers, because each behaves differently the month you raise the budget for spring listings or add a second city.

Pricing modelPublished rangeHow it moves when spend risesWatch for
Percentage of spend, priced by term10 percent on a 12-month term, 15 percent on 6 months, 20 percent month to month, $50 monthly minimum (Sierra Interactive)Rises with every dollar of spendThe low rate is bought with a year-long commitment

Pay-per-lead offers exist too, from lead vendors and from Google’s own Local Services Ads. They are a different product: you buy contacts, not a campaign you own, so they belong in a separate comparison.

Monthly management fee on 1,000 dollars of real estate ad spend On 1,000 dollars of monthly ad spend, a 10 percent fee is 100 dollars, a 20 percent fee is 200 dollars, a 30 percent fee is 300 dollars and a 499 dollar flat retainer is 499 dollars, about half of the spend. Management fee on $1,000 a month of ad spend 10% (12-month term) $100 20% (month to month) $200 30% (top of agency range) $300 $499 flat retainer $499 At small budgets a flat retainer can cost half of what reaches Google.

What is the cost of real estate PPC management?

The cost of real estate PPC management is usually 10 to 30 percent of your monthly ad spend or a flat $499 to $3,500 a month, with the ad spend itself paid to Google on top. For a solo agent spending $1,000 a month on ads, that works out to about $1,150 to $1,650 a month all in once call tracking is added; a team at $3,000 in spend pays roughly $3,350 to $4,050.

The term changes the rate more than most agents expect. On Sierra Interactive's published card the same management drops from 20 percent month to month to 10 percent on a 12-month commitment, so ask for the rate at every term before comparing quotes. Then ask what the fee buys besides bid changes: landing pages, call tracking and a monthly report are often extras.

Published real estate PPC rate cards

Most agencies that sell Google Ads to agents publish no price and ask for a discovery call. The few that publish terms give you an anchor before that call.

SourceWhat they publishTerms worth noting
Sierra Interactive (Google PPC for agents on its platform)10, 15 or 20 percent of active budget by term, $50 monthly minimum service fee, no setup fee, minimum budget $250 a monthSearch ads only, buyer leads. Requires a live Sierra site. Suggests a budget of about $2 a month per active listing in your target areas
Property Manager Websites (Google Ads for property managers)Setup $325 for its website clients, $0 for Rentvine clients, $749 for others. Monthly $195 for clients, $499 for othersMonthly click budget is additional
Redefine Web (real estate PPC cost guide, April 2026)Market range of 10 to 30 percent of media spend, or a flat retainer from $499 to $3,500 and upAdds call tracking at $45 to $145 a month and landing page builds at $500 to $2,000 up front

Notice what the table separates. Every source keeps the management fee and the ad budget on different lines, so a quote that bundles them into one monthly number hides the split you need to judge it. And only one of the three prices the landing page at all, as a separate build. If the agency will build or rewrite your landing pages, find out whether that is inside the fee or a project on top.

What real estate clicks and leads cost

LocalIQ’s 2026 benchmarks put the whole real estate category at a $3.22 average cost per click, up 27.27 percent in a year. The category converts at 3.70 percent for a $102.51 cost per lead. The segments agents actually run are the expensive end:

SegmentCost per clickConversion rateCost per lead
Residential real estate agent$3.191.29%$157.59
Real estate broker$3.711.53%$162.39
Homes for sale by agent$3.901.83%$142.59
Property management$3.9410.24%$76.71

Compare that with Sierra Interactive, which says its agent campaigns average $9 to $13 per lead in the US. Both can be true, because they count different leads. Sierra describes its PPC leads as people at the beginning of their home research who may need 12 to 18 months of nurturing, some with invalid contact details. A benchmark lead is usually a more committed action. When an agency quotes you a cost per lead, ask which action it is counting before you compare it with anything.

What a month of real estate PPC costs, all in

Here is the arithmetic at three sizes, using the published ranges above. These are illustrations, not quotes.

  • Solo agent, $1,000 a month in ad spend. Fee of $100 to $300 on a percentage model, or $499 and up on a flat retainer. Add call tracking at $45 to $145. All in, roughly $1,150 to $1,650 a month. At the residential agent averages ($3.19 a click, 1.29 percent conversion) that budget buys about 313 clicks and about 4 leads.
  • Team, $3,000 a month across buyer and seller campaigns. Fee of $300 to $900 on a percentage model. With tracking, about $3,350 to $4,050 a month, plus $500 to $2,000 once if the agency builds landing pages.
  • Brokerage, $8,000 a month across several metros. Redefine Web uses this figure for a brokerage running six campaigns in three metros. Fee of $800 to $2,400 on a percentage model, so with tracking roughly $8,850 to $10,550 a month all in.

Look at the solo agent line again. If the landing page converted 3 percent instead of 1.29 percent, the same $1,000 would produce about 9 leads instead of 4. No fee negotiation gets you a change that size.

Is PPC worth it for real estate agents?

It can be, if you can work a lead for months and your pages convert well enough to keep cost per lead below what a closing is worth to you. Search ads reach people who typed a home search, which is real intent, but many of them are early. Agents who get value from PPC usually have a CRM with long nurture sequences, fast follow-up, and landing pages built for one area or offer. If any of those three is missing, fix it before you raise the budget, because an agency fee will not supply it.

Real estate PPC services, platform or in house?

RouteTypical costBest forMain risk
Platform-bundled PPC (your IDX or CRM vendor runs the ads)10 to 20 percent of spend, small monthly minimumSolo agents and small teams already on that platformCampaigns tied to the platform, buyer search ads only
Specialist real estate PPC agency10 to 30 percent of spend or $499 to $3,500 and up flatTeams and brokerages running buyer and seller campaigns in several areasPaying for spend growth before the pages convert
In house with toolsYour time, plus tracking and an audit toolAgents comfortable in Google Ads who have a few hours a weekThe account gets attention only when business is slow

Running it yourself is cheaper in cash and expensive in hours, and those hours compete with the transaction work that actually closes deals, from showing schedules to getting seller documents notarized online before a deadline. Be honest about which of the two you will drop in a busy month.

Questions to ask a real estate PPC agency before you sign

  1. Who owns the Google Ads account? If you leave, the account, its history and its conversion data should leave with you.
  2. What counts as a lead in your reports? A registration, a call over 60 seconds, a showing request and a valuation request are four different numbers.
  3. Is the fee a percentage of spend, and what is the term? A low percentage on a 12-month term and a higher one month to month can cost the same over a short test.
  4. Are landing pages included, and who writes them? Ask to see one built for a single area or offer, not a homepage.
  5. How do you handle housing ad rules? Google does not let housing ads in the US target by ZIP code, age, gender, parental status or marital status. An agency that promises ZIP targeting has not read the policy.
  6. How fast do leads reach me? A lead that waits a day in an agency inbox is mostly gone.

Where Converto fits

Converto does not run your ads. It audits the page they land on. Paste the URL of your buyer, seller or listing page and in about a minute it scores copy, call to action, layout, speed and AI-readability, ranks the fixes and writes variants you can ship. Do it before you sign a retainer, so you know whether the page or the account is the problem, and again after an agency hands over new pages. The real estate landing page optimization page lists the checks that matter on agent pages, and if you are comparing paid search fees in general, Google Ads management pricing covers the wider market. For a quote on someone else doing the page work, see what landing page optimization services cost.

Paste your page and see what is leaking

Drop in any live URL and Converto audits the copy, layout, CTAs, speed, and AI-readability of the page you already have, then hands you ready-to-ship variants to lift signups and sales. Suggestions are data-informed, not guarantees.
